EAGLE LAND DEVELOPMENT SUBDIVISION TWO

“ Realty Sub-Division “

Middle Caicos

Turks and Caicos Islands, B.W.I.

Information Packet !

 1.     After tremendous success in selling out the lots in Bambarra Subdivision one, we have decided to start the second subdivision.

Of the first 103 lots offered in subdivision one, 93 have been sold.  In addition, lot owners have now built 8 homes with values of up to and above $400,000.00 with several more in planning.  So the small “ Reality Subdivision “ community on Middle Caicos is now growing at a steady pace.

This has been accomplished mainly because of the efforts of Dick Zebo, who has 23 years experience in the Turks & Caicos Islands.

In addition, Dick owns a worldwide internet travel agency that books most major hotels and villas in the Turks and 30 – 40 percent of the Caribbean.  With over 400 web pages on the Caribbean, Dick draws a large audience for the sale of a piece of Paradise on Middle Caicos.

2.     Dick with his experience in the Islands has built houses from the ground up and has the contacts with local contractors to get the job done in an efficient manner.  In addition, we will soon have our own resident contractor in charge of construction moving to the island on a permanent basis.

3.

We also plan on building a model home so clients will be able to view and buy a finished product.

4.     With new construction of single-family homes and rentals starting to take off, this will soon drive prices way up.  Also, major developers are starting to look at Middle very seriously.  At this time our price points on lots and completed houses will be way below outside interests because of the low fixed price Dick has negotiated on the land and our own built-in construction company.

5.     Many other factors that are now occurring give us the upper hand on moving this project forward.  These will be explained in our meeting.  Political, loss of competition in the short term, and cooperation of the locals, etc.

6.     Worldwide coverage on the Internet, proper advertising in the right publications, which Dick has done through trial and error over the years, will bring the clients.   The beauty and remoteness will do the selling.  Middle Caicos is still a real adventure in Paradise, not a tourist trap.

ATTRACTIONS

7.     Second best bone fishing in the world right off the beach or a

      short boat ride.

Deep sea sport fishing in pristine waters less than one mile off shore. Blue Marlin, Wahoo, Tuna and Dolphin offer the true salt water sportsman as many challenges as one needs in a life time.

Dive for conch and lobster right off of the beach.

Diving in gin clear water just over the reef.

Deserted coves and beaches for private getaways.

Largest caves in the Caribbean for exploring.

Nature trails along beautiful cliffs.

8.     No import duty and no stamp duty on Middle right now.

SECURITY AND MANAGEMENT

We already have a property manager in place to greet rental clients and make sure things are ready for new arrivals.  Mr. Ernest Forbes Jr. also keeps watch to make sure your home is kept secure.  A very easy job since with only 270 inhabitants, every one is aware of local going ons.

WEBSITES

We already are renting properties in Middle and will add new clients as homes are completed.  Dick Zebo has one of the largest websites on the Caribbean for rentals, which draws clients from all over the world.

AFFFORDABLE PARADISE

With world conditions, more people every day seek a safe environment to vacation in.  The Caribbean seems to be that haven.  This means prices will continue to escalate.  With this in mind, Paradise subdivision will be the most accessible at an affordable price for both lots and total home packages.

MIDDLE CAICOS/GATEWAY TO ISLANDS

In Middle Caicos, you have the peace and quiet of your own island, with many attractions and activities in the day hours.  Peace and quiet at night with a sky that seems to have 10 times as many stars, and moonlight that lets you walk the beaches as if lighted.

But if you want other entertainment, you can plan a trip to Provo (12 minute flight) for nightlife and fine entertainment.  Or a 20 minute flight to Grand Turk, the capital for tours of history, dives on the famous wall in Columbus Passage, or a 5 minute flight to Salt Cay for another day of stepping back in time 100 years.

Grand Turk also has a quieter nightlife with dining at the historic Turks Head Inn or in the gardens of the Salt Raker.

So in fact Middle Caicos gives you the best of both worlds, while letting you return to your peaceful home in Paradise.

Join us in this marvelous and realize your dream !

Here are some of the activities you can enjoy
while staying on Middle Caicos

Dining Out: Something brand new on the island! Sarah, who runs the Sports Shack, has opened a restaurant with Chef Daniel in Conch Bar. Daniel's Café (649 966-6187) has good food, a liquor license, and reasonable prices. Open for breakfast, lunch, and dinner. They even have ice cream for dessert, something you formerly had to go over to North Caicos for! We heartily recommend Sarah's delicious grouper dinner and rum raisin ice cream for dessert.

Bicycling: Bikes are now available for rent in Conch Bar. Call the Sports Shack at 946-6174.

Cave Tours: Ernest Forbes Sr. (946-6140) and Cardinal Arthur (946-6107) both do tours of the extensive underground caves at Conch Bar. You can also do a quick stop on your own at the Indian Caves on the way to Mudjin Harbor.

Hiking: The newly dedicated Crossing Place Trail runs the entire length of Middle Caicos, along the North coast. It goes right by the villa, utilizing the old coastal road; it runs through Conch Bar, and out past scenic Mudjin Harbor, Norbelis Cove, and on to where locals used to cross over to North Caicos at low tide. There are also other hikes out to the old loyalist ruins off the newly constructed Half Creek Road.

Bambarra Beach

Don't miss the opportunity to hike to Pelican Cay on the sandbar at low tide.

Fishing: There is excellent fishing both inside and outside the barrier reef. Bone fishing on the sand flats off the south side of the island is as good as it gets. Dolphus Arthur and John Forbes Jr. both offer fishing and/or snorkeling tours on their boats. Cardinal Arthur, Brody Forbes, and Hormel Harvey are also fishing guides.

Sightseeing: Don't miss the scenic cliffs of Mudjin Harbor, the large sea cave there, and the nice view during the winter of Humpback whales passing by. Just beyond Mudjin the cliffs continue out past scenic Norbelis Cove. Car rentals are available through Hormel Harvey (649 946-6101) and Ernest Forbes Sr. (649 946-6140), who also does nice cave tours and sightseeing tours of the island.

Snorkeling: There are two sets of Coral Gardens to the west of the property. One is only 100 yards down the beach and the other main reef is about 250-300 yards to the west. To the east at low tide, a long beach walk brings you to a nice sand bar leading out to Pelican Cay. If you snorkel around the island a nice reef runs along the backside, with quite a variety of tropical fish to be seen here. Close to Conch Bar on the shore road, Samuel's Landing (marked by a bowling pin) provides both good snorkeling and swimming.

Stargazing: Due to both the incredibly clean air and the lack of light pollution, you'll be amazed at how many more stars and how much more of the Milky Way you can see on moonless nights.

Food: As regular supermarkets are not available on Middle Caicos guests have 2 choices when it comes to groceries. (1) After clearing customs you can catch a cab and take a short ride into town and do most of your shopping at either the Island Pride or IGA supermarket ( the IGA is a longer ride, but the produce section is as good as anything you see at home). (2) You can save time and avoid shopping for everything but canned goods, produce and perishables by packing a 60-70 qt. cooler filled with frozen meats, veggies, butter, berries, shrimp, appetizers, liquor, etc., making sure it weighs 70 lbs. or less. The Carib West liquor store is almost across the street from Island Pride so a stop there on the way to the supermarket will take care of any liquor purchases you need to make. Mom + Pop stores are available on Middle with eggs, potatoes, soda, canned goods, rice, long life milk, and flour usually available.
